The company has over twenty years’ experience in property development, having advised and funded many large development projects run by national house builders. It is committed to delivering high quality, bespoke schemes with a particular emphasis on the regeneration of brownfield sites.
In 2009, the Dorchester Group acquired Heyford Park, formally the largest airfield in Europe, from the North Oxfordshire Consortium. This was one of the UK’s largest strategic residential land investments made during the global financial crisis.
Set in 1,231 acres of Oxfordshire, Heyford Park was in the 1970s inhabited by 15,000 American servicemen. As such the site has a rich and colourful history and the maintenance of many of the buildings is of national heritage importance. The Americans left in 1994 and since this time the site has been extensively let for residential and commercial uses. There are currently 315 let homes which are 97% occupied by over 800 residents and over 1,000 people work within 1.4m square feet of lettable space on the estate.
Since we purchased Heyford Park in August 2009, we have gained a planning consent for a comprehensive redevelopment of the site including building 763 new homes. Our scheme refurbishes many existing buildings and creates/builds attractive recreational areas and facilities including a village green, sports centre, playing fields, church, community centre, nursery and supermarket. As well as an on-site crèche, Heyford Park hosts one of the smallest all-through schools in the country, Heyford Park Free School, with a maximum of 60 pupils per year group. This new school is the hub of this new community and its state of the art facilities ensure the best possible academic grades are met for each individual child.
Heyford Park has established itself as one of Oxfordshire’s leading business parks, attracting a broad range of occupiers from both the private and public sectors. The park is also home to over 100 established businesses that employ over 1,200 people.
